Lanzarote Tourism Continues To Rise

Despite credit crunches, failing airlines and falling currencies British holidaymakers are still flocking to Spanish holiday hot spots such as Lanzarote, the eastern most link in the Canary Islands chain.

According to Spanish airport operators AENA visitor numbers from the UK have in fact risen by 7.9% during August 2008.  And the Island of Fire is still such a hot ticket that local tourist authorities are expecting to welcome over one million British visitors by the end of 2008.

Lanzarote is also hugely popular with Irish tourists.  In fact they visit Lanzarote in greater numbers than any other destination in Spain and now comprise the third largest market for the island after the UK and Germany.

This buoyancy in turn creates an ongoing level of demand for Lanzarote property.  As overseas investors can enjoy year round rental returns from holiday makers – thanks to the fact that the island enjoys spring like temperatures and plenty of sunshine even in the depths of December and January.

 Property in Puerto del Carmen

Puerto del Carmen is the most popular resort on the island.  And the spot where package tourism first took off on Lanzarote.  And property in Puerto del Carmen is a reliable choice for anyone seeking a holiday rental investment on the island.

The resort is undergoing something of a renaissance currently as the local authority are starting to pedestrianise the main beachside Avendia de las Playas, whilst a new golf course is opening on the edge of town later this year.

Los Mojones is the most upmarket residential enclave in the resort – and is popular with holiday makers as the atmospheric Old Town harbour area is just a short stroll away.

Local agents Inversiones Timanfaya offer a good range of attractive investment properties across all price ranges.  Many with proven rental track records.  Such as Casa Gabriela – a three bath, four bed villa that has been furnished to a very high standard.

The villa is located in a quiet spot in Los Mojones and stands on a generous plot of 1000 metres square.  And it is ideally equipped for holiday rentals, as it has a private heated pool, spacious internal rooms and good quality furnishings throughout.  Meaning that the villa can command weekly rental rates of between £800 and £1290, depending on the time of year.   Casa Gabriela is currently on the market at €599,000.

At the other end of the price scale are the recently renovated Bitacora apartments – which are located in the heart of the resort just five minutes walk from Playa Grande, Puerto del Carmens main beach.Where 72 one and two-bed apartments have been fully renovated – offering brand new kitchens, all appliances such as washing machines and fridge freezers, good quality furnishings throughout and additional extras such as satellite TV and broadband internet connections.  At prices starting from just €99,000.  Expect average rental returns of between £200 and £250 per week.
